the ancient Market Town of Holsworthy, and in the heart of the Ruby Country,
yet just 20 minutes from the West Coast of Cornwall and its glorious beaches.

| The cottage sleeps up to five, has a fully
equipped kitchen and a herb garden to raid for those extra touches. The
play area has a 16 ft. trampoline, swing and climbing frame - and half an
acre of mown grass for other games! |

| We have some of Devon’s most beautiful and
unspoilt countryside. We enjoy the warmer weather of the west coast with
magical Indian summers sometimes stretching well into November - ideal for
out of season breaks. |
| Beaches for swimming, surfing - or just
relaxing. Moors and forests to walk and picnic in, castles to explore, and
wonderful local produce and restaurants. Oh - don’t forget Devon cream teas!

| The Grooms Cottage lies in the peace and
quiet of the rolling Devon countryside. It is equipped to the highest standards
to provide a three bedroomed home from home with full central heating. |

| Downstairs, the galley kitchen is equipped
with dishwasher, washer/dryer, cooker, microwave, fridge, freezer and all
the kitchen implements you could possibly need. The lounge diner has comfortable
leather furniture, TV, DVD, Freeview and audio system, and a gas fired wood
burner effect stove. |
| Two double bedrooms and a large single (which
can take another small bed or a large cot) provides accommodation for up
to five adults or four adults and two children. |

| Outside is a private gated courtyard with
garden furniture and BBQ, the children’s play area, ample parking and half
an acre of grass. |
| Towels are available for hire. A cot, high
chair and baby gate are available free of charge, on request. |
| Pets accepted by arrangement with the local
wildlife. |
| No smoking is allowed in the cottage. |

| There is, literally, something for everyone.
Road access to all points is good, and there are NO traffic jams in West
Devon. |
| Steam railways at Okehampton, Launceston
and Bodmin Castles in Devon and Cornwall, including King Arthur’s castle
at Tintagel Family days out at theme parks like the Milky Way or the Big
Sheep Wonderful beaches for surfing or Body boarding - or just paddling
in the pools. |

| Cycling on the Tarka trail, the Camel trail
or the Granite Way golf, fishing, archery, clay pigeon shooting, horse riding,
mountain boarding go-karting, canoeing, dinghy sailing on Tamar or Roadford
lakes, - and swimming pools at Holsworthy and Bude. |

- lessons are readily available in Bude, and board and wetsuit hire is both
easy to find and economical Sea temperatures are at their highest in September
- and there are no crowds - this is an ideal time for beginners.
We can pre-book courses or equipment hire for you so that you waste no time
when you arrive. |
